Talking Rock Creek RV Resort is a private campground with 201 individually owned RV lots.  Each lot is deeded in Murray County Georgia and is part of the Talking Rock Creek Campers Association (TRCCA) Property Owners Association.  POA fees are determined annually based on the association's annual operating budget.  Talking Rock Creek Campers Association (TRCCA) is a separate Property Owners Association (POA) from the Talking Rock Creek Properties (TRCRA) mountain HOA properties.  We have no affiliation with the TRCRA mountain home owners association.  TRCCA has a lease agreement for the use of certain amenities owned by our neighboring mountain HOA.  These amenities include a swimming pool which is typically open Memorial Day through Labor Day.  RV Lot owners also have use of the clubhouse, exercise room, and tennis courts.  Your POA fees also provide lawn care for the common areas only.  You are responsible for maintaining the property within your lot lines (Covenants, Conditions, and Restrictions Document, Article IV-Maintenance, page 6 Section 2).  Water, septic and trash dumpsters are also included in your annual POA fees.  Each owner is responsible for Murray County Taxes each year for their lot.  As per the lot deed, occupancy of lots at Talking Rock Creek RV Resort are limited to 180 days per 365 day period.
